The impending sale of Ben Affleck and Jennifer Lopez's mega-mansion is sparking debate in The Los Angeles luxury real estate community. According to TMZ, who spoke with agents and garnered insight from both sides on whether their home is worth its hefty price tag.
The mansion is 38,000 square feet and has 12 bedrooms and 24 bathrooms.
The Wallingford Estate
Ben Affleck and Jennifer Lopez purchased the Wallingford Estate in Beverly Hills estate in May 2023 for a reported $60,850,000.

Known as the Wallingford Estate, this sumptuous, 38,000-square-foot mansion sits on 5 acres. It has 12 bedrooms and 24 baths and was marketed as “one of the most iconic estates” in Beverly Hills. The celeb-ready fortress can only be accessed through two entrances from private and gated streets.
Foyer
Highlights of the estate include a 5,000-square-foot guest penthouse, a caretaker house, a two-bedroom guardhouse, and parking for more than 80 cars. The landscaped grounds include a zero-edge pool and a sports facility with a pickleball court, boxing ring, sports lounge, and bar.
Sport’s facility
The property had been on and off the market since 2018 and was once priced as high as $135 million. It had dropped in price multiple times over the past half-decade, eventually landing at $75 million before Lopez and Affleck scored the place below asking.

While some have scoffed at the price behind closed doors, others have told TMZ it’s actually priced just right.
Benjamin Bacal, founder of Revel Real Estate, spoke with TMZ regarding Ben Affleck and Jennifer Lopez’s estate. Benjamin, who represents high-end clients in Los Angeles, told tmz $65m is perfect for the asking price. Bacal states that it fits the home's scope and scale.

“If it's good enough for A-listers like Ben Affleck and Jennifer Lopez, then it's good enough for anyone.”
Other big-time real estate agents in Los Angeles with the same clientele also back up what Bacal said. Those agents don’t think the asking price is unreasonable, especially since it's a uniquely large estate on considerable land.
Living Room
Another luxury Los Angeles agent, who's knee-deep in the celeb game, isn't buying it. They are skeptical about the asking price, saying they don’t think the mansion will sell for over $40 million dollars.
Dining Room
This agent explains that between the loss they'll take on brokers' fees, the California real property transfer tax, and Measure ULA ‘Mansion Tax’, they're set to lose at least $6.5 million right there.
Theater
Another agent doesn’t think they should list it for more than $50 million, especially if they want to sell it quickly amid their speculated looming divorce.
Pool
Josh Altman recently echoed this sentiment as well, stating that Ben and Jen would likely take a loss.
Another reason to not list the home for $65 million, is that the mansion was on the market for a long time before Ben/Jen snapped it up.

It could potentially be on the market for 2 - 3 years if they're unable to find any buyers.
